Location
The ranch is located 5 miles southwest of Jacksonville just south of Hwy 79. An easy 2 hour drive from Dallas and 3 hours from Houston. Athens and Tyler are approximately 30 miles from this location. The property is accessed from CR 3208.
Topography, Rangeland & Habitat
The topography is generous and provides over 200’ of relief with some extended views. The areas with the most topography are primarily hardwoods. Approximately 126 acres of plantation was planted in 2018. Around 100 acres of timber was harvested in 2021 with some of the remaining portions hardwoods. A substantial road/trail system provides access to majority of the property.
Wildlife
This property has extensive opportunities for hunting and recreation. A good quantity of seclusion and privacy contributes to the healthy wildlife numbers that are present.
Water
Sixmile Creek tracks some of the eastern boundary and is live-water. The ranch also includes a one acre pond. The topography provides a few natural springs that supply water to other parts of the property. The ranch is located 2 miles west of Lake Jacksonville and 10 miles from Lake Palestine.
Electricity
Some utilities service the neighboring properties about 3/10 of a mile east of the ranch on CR 3208.
