The southern portion transitions into broad, level irrigated farmland with convenient access to existing electrical infrastructure. Predominantly clay loam and sandy loam soils provide a strong foundation for crop production. Approximately 1,500± acres consist of healthy native rangeland supporting buffalo grass, grama grasses, and other desirable native forage species.
