McCann River Ranch - Uvalde County, Sabinal, TX

The McCann River Ranch features a historic rock home on diverse habitat and rangelands including a 1/4 mile stretch of both sides of the Sabinal River and its associated riparian habitat.  From towering cypress trees along the river to diverse trees, brush and grasses on the uplands, this ranch provides opportunities for both recreational and agricultural uses.

Location: Located just west of Sabinal, TX, the ranch is accessible from CR 386 on the north side and via an easement from Hwy. 90 on the south side. The ranch is approximately 65 miles west of San Antonio.

Water: The ranch has both sides of the Sabinal River for approximately 1,278 feet with deep holes and towering cypress trees.

There is a small pond in the southwest corner when adequate moisture is present.

There is one water well.

The ranch also benefits from treated water that is piped (per an easement agreement with the City of Sabinal) into a creek drainage on the northern end of the ranch, flowing for approximately 290’ before continuing into the neighbor. This provides an additional source of water for wildlife and livestock.

Topography, Rangeland and Habitat: Complementing the riparian habitat (with towering cypress and other bottomland flora) associated with the river and creek that stretches across the entirety of the ranch, the majority of the uplands feature a diverse array of trees (including live oaks, hackberry, mature mesquite), quality brush and grasses providing cover and forage for wildlife and livestock alike. 

Approximately 23 acres in the southwest corner is somewhat mature regrowth offering up the opportunity for a dove field or other restoration projects.

Wildlife and Hunting: The ranch is home to populations of white-tailed deer, turkey, dove, quail, feral hogs and other wildlife.  Nearby and neighboring farms provide wildlife forage at times and make the ranch a great refuge for both migrating and local wildlife populations.

Improvements: The historic rock home was most likely built in the second half of the 1800s.  The home has three bedrooms and an interior bathroom plus a second bathroom accessed from the porch as well as a tack/storage room.

There are several additional barns and outbuildings on the ranch plus a sea container for storage.

History: Historically, the ranch was part of the Rheiner Ranch, originally developed by John Peter Rheiner, a Swiss immigrant.  His daughter, Mariette (“Ettie”), married John Nance Garner in 1895 (supposedly in the historic ranch house).  John Nance Garner (aka “Cactus Jack”) served in a variety of elected positions, ultimately serving as the 32nd Vice President of the United States from 1933 to 1941 and Ettie was the 2nd Lady.

Area Attractions: No visit to Sabinal is complete without a taco from Nora’s Tacos, known far and wide as one of the best taco houses in Texas.

Nearby is the Frio River and Concan offering river oriented activities and much more.

The ranch’s location is between Hondo and Uvalde with both communities offering more extensive shopping, trading and dining options (including HEB’s in both towns).

Other: The ranch is appraised for ad valorem taxes under 1D1-Ag valuation on its open space.
