Yolo Ranch - Medina County, Hondo, TX

Nearby, on the other side of the pool, is a second home that is a 4 bedroom, 4,969 SF home. Adjacent to the pool is a pool house, bathrooms and an exercise room. Further complementing the compound are a tennis court, croquet court and numerous outdoor grilling and relaxing locations including a deck above the main house for enjoying sundowners or the stars. Separate from the headquarters compound are the foreman’s home, several equipment barns, feed silos, pens, etc. to meet ranch operational requirements.

The majority of the ranch has been expertly managed for quail but also has fantastic deer and turkey habitat.  The ranch is traversed by Tehuacana Creek and several other drainages; these riparian zones provide excellent habitat for wildlife. The brush sculpting has been done with both the quail population and quail hunter in mind. Discing and/or planting of both annuals and perennials are also utilized to further improve natural habitat successional components.

We would be remiss if we failed to mention the Dove hunting opportunities; Yolo’s location south of Hondo places the ranch in an area renowned for Dove hunting.

Yolo Ranch is completely high fenced for deer management. The ranch is in the early stages of developing its trophy deer in addition to the trophy quail.

Minerals: The Sellers believe they own most all of the minerals associated with the ranch. The Sellers’ owned minerals will convey and equally important, the Sellers own the operating company that operates on most of the ranch (and some adjoining acreage) and will convey that company to the buyer so the buyer will have significant control over oil and gas activities on the ranch.  The ranch is situated over the shallow Taylor–Ina Oil Field that uses small “stripper” wells that produce low volumes of oil from each well.
