Location
The farm is located between Alvarado and Grandview, and is accessed on the north side of the property via paved County Road 106, just west of I-35W. It is roughly in the middle between DFW and Waco.
Topography, Rangeland & Habitat
The topography is mostly flat and developable with only about 30′ in elevation change. The majority of the farm is in cultivation, with a small area of woods in the southwest corner where the soils drain into only a few acres lying in the 100-year floodplain.
Agriculture
Most of the property is in cultivation with a tenant farmer in place.
 
Water
There is an 8-inch Johnson County Special Utility District water line along the north side of the property and there is potential access to a water well from groundwater from the Woodbine and Trinity aquifers.
