The 902 acre JRC Ranch is a classic North Texas ranch located just five minutes east of Gainesville and in the heart of the North Texas Horse Country. You don’t come across the opportunity to purchase this much contiguous land in the Gainesville area very often. Not only is this ranch extremely productive as a grazing ranch but it also offers some exceptional scenery. There is over 150 feet of elevation change on this ranch! The pastures are gently rolling and the hilltops are covered in native hardwoods common in the Cross Timbers ecoregion. The JRC is a true combination ranch. Location: JRC Ranch is conveniently located just 5 minutes east of Gainesville, Texas and only an hour north of DFW International Airport. 

Land: The most striking topographical element of JRC Ranch is the prominence located on the southern portion of the ranch. This high point’s elevation is 918 feet. Another prominent hill located on the ranch is about 900 feet in elevation. Interestingly, these high points are actually prominent enough be commonly used as reference points by small aircraft pilots. The lowest portion of the ranch, along the creek, is approximately 762 feet. JRC Ranch’s 156 feet of topographical relief is quite exceptional by North Texas standards. Aside from these high hilltops, the majority of JRC’s terrain is gently rolling with about 60% of the farm being improved pastures and hay fields. Roughly 40% of the ranch is wooded with a hardwood mix typical of the Cross Timbers ecoregion. The high hilltops are mostly covered in dense woods with some rocky outcroppings. A few clearings on the hilltops offer excellent views to the north and west. 

Water: The entire west side of the ranch along County Road 2121 has access to county coop water (Woodbine). Two small lakes near each other (6 acres and 5 acres) offer excellent bass fishing. Bass up to 8 pounds have been caught recently. A newly built 2 acre pond on the east side of the ranch is over 20 feet deep. Additionally, there are 16 smaller ponds scattered around the ranch providing more than ample water to all areas of the ranch. Two seasonal creeks run through the center portion of the ranch. Large culverts allow for crossing even in wet times. 

Grazing: JRC Ranch has truly abundant improved and native grass! It’s rare to find this much grazeable contiguous acreage central Cooke County.

Area Information/History:  Lake Ray Roberts (29,350 acres) is an excellent fishing lake and public boat ramp access is only about 20 minutes from the ranch. Renowned fishery and recreational reservoir, Lake Texoma, is less than 30 minutes north of JRC. The historic city of Gainesville is located just 3.5 miles west of the ranch. This quaint small city has a population of about 16,000, good restaurants and plenty of shopping options. JRC Ranch is located in the North Texas Horse Country, which is one of the largest concentrations of equestrian focused ranches in the country.
