Flooded timber and submerged structure is situated throughout the lake with prior planning for proper and adequate underwater habitat for forage fish and bass, and an island was created along with additional peninsulas to establish plenty of shoreline. A brood pond has been engineered at an elevation above the lake for growing additional fish, and it can gravity drain into the main lake. Genetically superior bass fingerlings from a brand name ranch in Athens were acquired and used for stocking (this ranch has been developed, owned, and fished by B.A.S.S. champions). In addition, the lake was stocked with an abundance of bluegill and threadfin shad for forage. The K-700 also has 7 ponds throughout the property, and Walnut Creek, which carries a lot of water when it rains, and several of the ponds have been managed as duck marshes with developed, tiered flood areas.

Land: This ranch has great appeal due to its diversity of habitat, terrain, and wooded cover. The soils are varied, with Crockett and Mabank sandy loam soil on the top country, and clays along the creek areas.
