Topography, Rangeland & Habitat
The topography near the FM frontage has a gentle roll and includes most of the pasture portions. These open areas boast productive improved and native grasses. Wooded draws extend from the creek bottom running near the eastern boundary and feature many mature hardwoods. The topography on the eastern portions of the property is very attractive. There are many small fields along the creek that would make great food plots.
Wildlife
There are many opportunities to pursue native wildlife including deer and hogs. The topography and wooded areas create great hunting and wildlife viewing options.
Improvements
A 25’ x 50’ metal equipment shop is located near the road. The family ranch home on the property has been given little value.
Water
The ranch has one small pond and a spring fed seasonal creek. Lake Bob Sandlin is 10 miles north for additional fishing and recreation.

Utilities

A electric service line runs across the property near the FM frontage. Bi-County Water Supply has a service line along the road.
