Hidden Pines Ranch is an established recreation and timber property located in western Marion County. The secluded cabin was recently constructed and surrounded by planted pine. This property is remote yet easily accessible with very unique topography.
Location
The property is located 10 miles northwest of Jefferson Texas and south of Hwy 49. There is legal access on IP Rd 1 that is reflected on the survey. The 911 address is 916 IP Rd 1.
Topography, Rangeland & Habitat
A good portion of the property surrounding the cabin is 13 yr old planted pine that will be due for thinning soon. The remainder of the ranch is more mature timber that includes a variety of oak as well. A Texas A&M Forest Service management plan is currently in place. The topography and transmission easements provide excellent vantage points for hunting or viewing wildlife. There are established roads and trails for access to much of the ranch.
Wildlife
This ranch has been hunted on and off by the same family for over 20 years with great success. Whitetail deer and hogs favor the seclusion and low pressure this place offers. There are some blinds and feeders already in place that may be available.
Improvements
The cabin is approximately 14′ x 32′ with a covered front porch. Inside is a large living room with a kitchen, full bathroom, and loft storage overhead. Additionally there is one bedroom with a loft for more beds. The cabin is also equip with a tankless water heater.
Water
Mims Water Supply services the cabin. A good wet weather creek comes in from the east and leaves through the north boundary.
Electricity
Upshur Electric services property approximately 1/2 mile east on IP Rd 1. The cabin is currently powered by a generator.
Minerals
The seller does not own any minerals.

The annual taxes are approximately $1,100.
