Red Barn South Ranch represents the rare opportunity to own a substantial, developed ranch in the rolling piney woods of northeast Texas near Lake Bob Sandlin, with immediate livability and multiple homes, proven wildlife and waterfowl habitat. It has rolling East Texas topography, strong groundwater resources, and significant upside for further development – all at just under two hours from the Dallas metroplex. This offering represents the south division of the overall 1,327+/- acres available and is part of the Red Barn Ranch on Lake Bob Sandlin.

Location

Red Barn Ranch is east of Winnsboro, Texas, and just under a two-hour drive from Dallas, or 1 hour from Tyler.

Topography, Rangeland & Habitat

These rolling hills give way to a beautiful mix of mature pine and hardwood timber, classic Post Oak Savannah terrain, topographic range, scattered pastures, and sandy-loam soils. There are multiple improved and scattered wildlife and wetland areas, creating excellent habitat for whitetail deer, waterfowl, and native East Texas wildlife. Good county road frontage and gentle terrain throughout much of the upland areas present outstanding potential for additional homesites, and other opportunities if desired. The road system is winding, comfortable, and extensive, with a significant gravel base in some main sections, and the areas along the road corridors have been cleared and sculpted for the best wildlife viewing and exciting UTV property tours.

Improvements

Two ranch houses separate from each other are set in serene settings, and are move-in ready. One is a log cabin style house with two stories, approximately 2,100 sf of living space, and a wrap around covered porch. The interior is wood paneled with 3 bedrooms. The second house is more modern, built in 2000, with large windows, two bedrooms, plus one bunk room. This one is also two stories, and has approximately 2,600 sf of living space, a concrete porch, and detached garage. Both houses have been recently updated and renovated. There is also a recently built 1,300 sf barn nearby.

Water

The ranch is generously serviced by multiple water wells tapping into the Carrizo-Wilcox aquifer, which underlies much of the region, providing abundant groundwater for existing and future water wells. The two creek systems (Indian and Brushy) wind through and across this ranch, with live water running. And there are a few ponds on various hillsides and at serene locations throughout the property that have good bass fishing and duck hunting opportunities.

Minerals

Any owned minerals will convey with an acceptable contract.
