Location

The ranch is located 5.7 miles west of San Diego just off Highway 44 on the south side. The property is accessed via a 400’ deeded easement. Freer is 20 miles west while Corpus Christi is 1 hour and 15 minutes east. San Antonio is 2 hours north and Austin is 3 hours north.

Topography, Rangeland & Habitat

The Duval 338 is comprised of mostly heavier mixed brush suitable for deer cover. The layout of the brush is very suitable for quality deer and native game species. There are a number of high-quality brush species on the ranch including but not limited to guayacon, blackbrush, granjeno, lime prickly ash and hog plumb. With significant elevation changes throughout the property, the view from the house looking south is outstanding, with other hilltops throughout the ranch.

Wildlife

The ranch has a great population of whitetail deer and other native game species such as dove, javelina, hogs and bobwhite quail.

Improvements

The ranch is improved with an open concept 2-story lofted house with kitchen/dining, living room, and upstairs bedroom and loft. There are a set of cattle pens towards the middle of the ranch with a small equipment shed.

Water

There are 2 water wells on the ranch. There is an electric well at the house and a solar well centrally located at the cattle pens. There is 1 large tank that holds very well and has not gone dry in the ownership’s lifetime.

Electricity

There is electricity located on-site and traverses the ranch to the house and along the property line.
