Topography, Rangeland & Habitat
The Codorniz Ranch is located in a portion of Bee County known for excellent topographic relief, creating beautiful sunrises, sunsets, and long ranging views. Elevation ranges from approximately 480′ down to 370′ in the lower draws, providing great vistas to the east and several potential homesites. Throughout the ranch, there are scattered oak mottes along with bottomland areas containing elms and hackberries. The ranch is primarily comprised of quality quail habitat, with a strong mix of native grasslands and low growing mixed brush. Within the lower areas and throughout the mixed brush habitat, there is also ample cover and habitat for deer.
Wildlife
Aptly named, Codorniz Ranch is a wonderful quail ranch that has been managed with disk lanes for forb production, as well as driving lanes for running dogs. The ranch has consistently produced strong bird numbers in recent years. There is also a healthy deer population that has been very lightly hunted due to the landowner’s focus on quail. Turkey, dove, and hogs can also be found throughout the ranch.
