Topography, Rangeland & Habitat

Located in the Gulf Coast Prairies and Marshes ecoregion of Texas the property is roughly a 50/50 mix of open pastures and woodlands habitat. The topography is typical for this area being generally flat (85ft – 65ft) with the relief being along the creeks. The pastures are a mix of native grasses and are well managed utilizing fertilizer and weed control. Woodlands includes live oaks, water oak, pecan, hackberry and cedar elm trees while the understory is primarily yaupon, persimmon, and other browse.

Wildlife

With over 400 acres of woodlands along Brushy Creek and thousands more to the west and south, this low fence ranch is a haven for a healthy population of wild game including whitetail deer, Rio Grande turkey, bob white quail, mourning dove, feral hogs and waterfowl. Brushy Creek provides a natural corridor for game to travel between the neighboring properties and the pond is a natural focal point for dove, waterfowl and game.
