The Flying G Ranch is an outstanding hunting ranch with amenities that are the best we have seen in South Texas. The ranch includes over 3.5 miles of Nueces River frontage and comes with 1,500 acres of producing Net Mineral Acres in a very active region of the Eagle Ford Shale. Location: The property is less than four miles east of Carrizo Springs and is on the west side of the Nueces River.

Topography: The property is mostly level and is separated into two tracts. The HQ tract (1,768 acres) contains the homes, is high fenced and includes 3 miles of river frontage. The tract is primarily old growth brush with brush sculpting that has opened multiple fields amongst the brush. A lake and several ponds are on this tract and includes one pivot with well for establishing excellent dove fields and/or growing crops. The Espantosa Lake tract (1,247 acres) is located less than mile from the HQ tract and is a low fenced property that is a mix of hardwoods, regrowth and productive farmland and includes ½ mile of Nueces River frontage and approximately a mile of frontage on Espantosa Lake. This tract has several pivots and good fencing as well as excellent hunting.

Wildlife: The HQ tract is high fenced and well managed for whitetail deer and bobwhite quail through the work done in sculpted fields and the water lines that run throughout the ranch. There is excellent turkey and dove hunting as well and there is a small lake that is watered from well that is an excellent bass fishing lake. The Espantosa tract has excellent deer, quail, dove and turkey as well as good fishing and duck hunting from Lake.

Improvement’s: On the HQ tract the main attraction is the primary residence that is 15,000+ sq. ft with a huge pool/deck area and guest housing in the back. This house is fully furnished with amazing taste and includes industrial indoor kitchen, towering card room, huge bar and enormous living room. There are also three separate smaller homes on this tract as well as multiple barns, first class equestrian barn and a very large steel building. Good roads are found throughout this tract and blinds and feeders are in place.

Water: There are 2 Carrizo Irrigation wells on the HQ tract with one pivot. There are also miles of underground piping to move water throughout the entire ranch for wildlife. There are also multiple smaller wells that service the four houses, barns and equestrian center. The Espantosa tract has a Carrizo Irrigation well and several pivots that run off the well and is permitted with the Railroad Commission on an old oil well to perforate and have a second Carrizo well. The property also has 2,400 acre feet of deeded water pumping rights out of the Nueces River.

Minerals: This ranch is offered with 1,505 net mineral acres. The first Eagle Ford well was drilled 6 months ago and there is planned expansion of field.
