This ranch is located on Hoppe Sister Road, just a short 9 mile drive from New Ulm and 60 miles from City Center in Houston.

Topography, Rangeland & Habitat

This ranch is comprised of approximately 60% open and improved pastures which are outlined by dense hard woods, giving a feel of seclusion. The land rises to its peak at the front of the property where the homes sit and then drops away towards the boundaries. As the land falls into the creek bed it rises again towards the back of the property. Thick stands of woods and large neighbors provide outstanding habitat for numerous native species of wildlife.

Wildlife

The owners of this 65 acres and the adjacent large tracts have worked diligently to improve habitat for numerous species of native wildlife including an effort to repopulate bobwhite quail which were common to the ranch years ago. The owners have also selectively harvested animals to improve the genetic profile of the white-tailed deer found on the property. Large mouth bass and smaller bait fish can be caught in the lake below the house.

Agriculture

Several Food plots have been planted on the ranch to introduce consistent and nutrient-dense forage for white-tails. Improved pastures and native woods create endless possibilities for future recreational and agricultural development.

Improvements

The main home (2,038 square feet) is a beautiful 2019 construction set on the high point of the ranch and looks north across the pastures. The wide-open layout of the first floor consists of an extra-large kitchen, a gaming area with full bar, high ceilings and massive windows, and a cozy living area with a fireplace looking out on the outdoor kitchen and pool. Upstairs are three bedrooms and a large theatre with a projector and state-of-the-art golf simulator. Additional floor plans are available showing an addition of a downstairs master bedroom and porch. The home has the most up-to-date and user-friendly technology to digitize the whole house.

The guest house (1,356 square feet), lovingly called Bertha’s, was originally built in 1900 but recently underwent a full remodel giving the house new life. Beautifully decorated and set just across from the main home, the guest house is perfect for entertaining. The house has a full kitchen, two bedrooms downstairs and a large loft upstairs. The kitchen opens into the wide-open living and dining area. The newly built back porch looks out over the pool and firepit, set between the two homes.

Water

A tributary of West Mill Creek cuts up the eastern boundary of the ranch and bisects the back portion of the ranch. A beautiful draw runs down to the creek allowing for good access to the back of the property. An artesian spring sits to the west of the home and flows up the western side of the property. Just a short walk down from the house lies a beautiful .3 acre stock pond offering great fishing.
