Topography, Rangeland & Habitat
Rough Bayou Ranch consists of equal parts improved pasture and thick stands of post oak and live oak woods. The property entrance sits on a ridge that carries through the homesite and then drops away towards the creek, offering beautiful views to the south west. Several other high points and rolling hills throughout make for some exciting and undulating topography. Rough Bayou cutting across the ranch and several wildlife ponds scattered throughout, provide wildlife with numerous sources of water while dense woods and open meadows create great cover and feeding areas.
Diverse habitat on the ranch makes this property perfect for numerous species of native wildlife including white-tailed deer, hogs, dove and passing ducks.
The ranch is currently used as a family recreational retreat with a healthy cattle herd used to manage grasses and keep taxes low through the Agricultural Appraisal in place. Soils consist mostly of sandy loam.
A brand new four bedroom, two bath double wide home was brought onto the property along with a new dedicated water well and septic system.
A slabbed barn sits to the west of the home near the cattle pens to store equipment and feed.
Two productive water wells, between 200 and 250 feet in depth supply the homesite and water for cattle. A small stock pond sits by the homesite and provides recreational fishing opportunities. Several other small wildlife ponds collect in areas throughout the ranch and are used to water wildlife and cattle. Rough Bayou cuts through the ranch for just over half of a mile with sandy banks and deep pools making for great areas to explore.
