Topography, Rangeland & Habitat
The ranch is a rolling property with elevation changes of 70’; primarily open grasslands covered in huge Live Oaks, good cover and brush are found along the extensive frontage on 15-Mile Creek and areas within the property. Soils consist primarily of fine sandy loams, with some gravelly sands and silty clays. Fauna is dominated by Live Oak woodlands, both native grasses and improved grasses, and an understory of native South Texas brush species in the creek bottom.

Wildlife
The low-fenced ranch has a very healthy population of white-tailed deer, Rio Grande turkey and dove. The ample water sources are a natural draw, as is the creek for game moving through the area and/or holding in the thick brush. Bob-white quail can be found along with plenty of feral hogs and other predators. With the water resources duck habitat could easily be created to add another stellar hunting option to the list. Currently enrolled in the Managed Lands Deer Program (MLD).

Agriculture
The ranch is currently running a cow/calf operation comfortably holding an average of 200 units. Engineered for maximum operational efficiency, the property features 10 large-scale rotational pastures. All open pasture land has improved Coastal Bermuda sprigged with exception on the 50 acres of native grasses. All pastures are on a fertilizing and weed prevention schedule. Additionally, 150 acres are dedicated to hay production and depending on the rainfall the ranch produces 400-800+/- of round bales a year.
