Located just 25 miles north of Beaumont, this is a great recreational hunting property with a ready to harvest timber crop. The front of the property was harvested in 2010, while mature stands of mostly pines, water oaks, and scattered magnolias remain in the back. The recently harvested acreage is growing back naturally and very full. Cleared paths 8-10 feet wide traverse the property making great hiking and 4 wheel drive trails. Deer, hogs, and the potential for a thriving wetlands habitat for waterfowl make this an excellent recreational hunting tract. Several blinds can be found throughout the property, overlooking well-traveled game trails with signs of numerous species. Portions of the property transition into flooded timber in the winter, making it a great place to build a waterfowl management area for duck hunting. With the current drainage, there are several excellent spots that a green wetland unit could be implemented to produce a timber unit to attract wood ducks and mallards. The recently cleared areas also hold the potential to be made into a more open wetland unit to attract other puddle ducks. There is currently no perimeter fencing, however, fencing divides the interior neighbor from the surrounding property.
