County Line Ranch - Nueces County, Bluntzer, TX
The County Line Ranch is 220 acres located only a few miles west of the Corpus Christi City Limits. Although you are that close to the city, the ranch is loaded with big oak trees, thick brush, good high ground and a nice small lake or pond near the middle of the property. When you throw in the wildlife, deer, turkey, hogs, etc. you have quite the combination of a large home site and ranch life.
Location
The ranch is in the far northwestern portion of Nueces County, on the Jim Wells County line. It is located on the southwest side of County Road 54A and southeast side of FM 70, just under 10 miles west of Calallen (Corpus Christi) and 7 miles east, northeast of Orange Grove, Texas. It is also located to the northwest of the small community of Bluntzer, Texas.
Topography, Rangeland & Habitat
The topography of the ranch is gently sloping with a change in elevation from 120’ to 100’ above sea level, sloping towards a small lake or pond near the center of the property. The soils are identified as Hildago, Miguel, Willacy and Orelia sandy loam, plus Comitas sand. The property is mostly big trees and brush with some nice, maintained shredded areas scattered around the property.
Wildlife
The ranch is mostly low fenced, with a portion of the southwest side high fenced. It has whitetail deer, turkey, hogs, and dove hunting.
Agriculture
This ranch has historically been used as a recreational ranch and cattle grazing operation and is under agricultural valuation for tax purposes.
Improvements
There are no structural improvements on the property.
Water
Reportedly, there is one water well on the property.
Electricity
There is electricity along FM 70, along County Road 54A and into the property.
Minerals
This is a surface only sale as to minerals. There are no producing oil/gas wells on the surface.
