Rio Venado Ranch - McMullen County, TX

What a great south Texas brush country ranch! Throw in the Nueces River, and you have an extremely unique part of south Texas. It has large deer, great quail country, and lots of other special items.

Location: The ranch is located approximately 20 miles south, southwest of Tilden, Texas. It also approximately 8 miles west of State Highway 16, along the north side of FM 624.

Habitat: The soils on the ranch range from a tight high ground soils to sandy loam in the middle and more clay along the flood plain of the river.

Wildlife: The ranch is known for its large deer and great quail hunting. There are also lots of turkey and the ever-present wild hogs. The ranch is also set up to hunt large groups of dove hunters.

Improvements: There are three nice mobile homes, a cookhouse with dining hall, a game cleaning area with a walk in cooler, and a large barn. All these improvements surround the perfect fire stone pit area with an outdoor pavilion ready for parties or a large open air dinner set up. The ranch also has numerous blinds, corn feeders and protein feeders.

Water: Water for the houses is delivered when needed. There is an old water well near the river that is not functioning. We have been told the Carrizo water sands are an option, but there is not a Carrizo water well on the property. Water for the wildlife is provided by the river and three large lakes on the property.

Electricity: The improvements are supplied with electricity running north from FM 624.

Minerals: The owners do not own any of the minerals.

History: The ranch was purchased 10 years ago and has been highly managed ever since.
