Rocky Creek Ranch - Victoria County, Cuero, TX

The 192-acre Rocky Creek Ranch offers year-round recreational activities with excellent hunting and 1000 feet of beautiful Guadalupe River providing for great fishing, kayaking and swimming. Along with exceptional recreational value the property also has a productive farm and ranch component: 50 acres are planted in row crops and approximately 90 acres are rich with native Coastal Bermuda grass. Location:

Located in between Cuero and Victoria along the Lower Mission Valley Rd. in the picturesque Guadalupe River Valley.

Wildlife/Habitat:

With the river and creek acting as a natural magnet there are loads of white tail deer, hogs and turkey. The enormous trees along the creek provide roosts for the turkey. The dove hunting in this area can be excellent with row crops nearby that attract flocks of the birds in the fall. Naturally, there are plenty of varmints to chase as well. Fishing is great in the river with catches of catfish common.

Improvements:

There is a brand new (built September 2014) 40’ x 60’ metal barn with cement slab and four floor to ceiling roll-up doors strategically placed on each of the sides to take advantage of the prevailing wind. The barn has been plumbed and wired for an efficiency apartment/ barn dominium. Additionally, there is a 10’ x 18’ covered porch off the barn overlooking the valley toward the river and a 25’ x 50’ covered overhang for parking equipment out of the elements.

The property has an old home site and small storage building under the live oaks. The storage building’s walls are made of thick plaster and could be renovated, making for a unique small cabin.

An old set of working pens are on the property but would need to be rebuilt.

History:

The nearby community of Mission Valley, is the oldest community in Victoria County. The Franciscan missionaries recognized the rich soils and abundant game located in this portion of the Guadalupe River Valley in the early 1700’s to establish a ministry to the local Native Americans. Later the Spanish continued to ranch in the area, using Indian labor to raise thousands of cattle. In 1824 Mission Valley became one of the boundaries of Martín De León‘s colony on the Guadalupe. The Mission Valley community is on the old Indianola Trail to San Antonio, which supported much freight and cattle traffic before the railroads were built. Grain and livestock continue to be the principal products, supplemented with oil and gas.
