The topography on the ranch is gently rolling with elevations from 55’ to 60’ above sea level. Vegetation features prime South Texas prairie mesquite brush and oak tree country typically found between Victoria and Refugio, Texas. There is a small area of Inari fine sandy loam soil, with the majority of soils on this ranch consisting of Victoria, Edroy, and Banquete clay soil.
Water Features
Being in the Gulf Coast aquifer, water is abundant. There are two electric water wells and one old windmill that supply water to the ranch. The small surface tanks makes for excellent dove holes in addition to providing additional water for wildlife.
There is a drainage canal going through the property as well and is maintained by the Drainage District.
