Access is provided by 3 entrances along the 1.5-miles of frontage on FM 2657 and 3 entrances along 1-mile of frontage on CR 219.

The landscape on the 3 Creek is characterized by gently rolling to moderately broken terrain, offering a mix of elevated vistas and fertile creek bottoms. Elevations range from 920 ft. to 1,030 ft. with scenic ridgelines providing dramatic views across the Hill Country. 3 Creek supports a blend of native grasses and forbs, well-suited for cattle grazing and wildlife habitat. Common grasses include little bluestem, sideoats grama, switchgrass, and silver bluestem, along with seasonal wildflowers. The diverse habitat is defined by a rich mix of hardwoods and brush species. Ashe juniper (cedar) has been strategically removed across the ranch to promote native vegetation and water flow, while select stands have been preserved to provide essential cover for wildlife. Dominant tree cover includes live oak, post oak, cedar elm, and (cedar), along with mesquite, hackberry. In the riparian zones along creeks and draws, Sycamore, Cottonwood, and Pecan trees are also common, offering excellent cover and roosting sites for wildlife.

White-tailed deer from Encinal, TX were introduced decades ago and have been managed intensely to produce heavy antlered big bodied deer one is accustomed to seeing in South Texas. The property is enrolled in the Texas Parks and Wildlife MLD (Managed Lands Deer) Program at Level 3, which allows for extended hunting seasons and more flexible harvest quotas—providing greater control over herd quality and population management. The property has been exclusively hunted by family and close friends, ensuring low hunting pressure and a well-managed game population. The ranch includes three 5-acre soft release pens, designed to facilitate the controlled introduction of new game. Over the years, exotics such as Axis deer and Blackbuck antelope have been introduced, though only a few individuals remain today. For a future steward interested in expanding the game population, the existing infrastructure provides a seamless opportunity to do so. Rio Grande turkey are abundant on the ranch, thriving in the ideal habitat created by the mature tree cover and plentiful roosting sites along the creek corridors. Dove hunting on the ranch is excellent, particularly around the numerous stock tanks that attract strong bird activity throughout the season.

The ranch features strong native grasses complemented by approximately 30 acres of Kline and Love grasses planted specifically for hay production. This combination supports a current cattle herd averaging around 60 head, with the potential to sustain 100+ head in favorable years. Annual hay yields typically produce around 100 round bales, contributing to the ranch’s self-sufficiency in forage.

A large front porch provides the perfect spot to relax and take in the surroundings. The home includes 1 bedroom and 1.5 baths, with two additional guest suites—each with a private bath—connected via a breezeway, allowing for added privacy. On warm summer days, guests can cool off with a swim in the nearby pool. Additionally, two guest cabins are located nearby within the compound. One cabin features two separate guest rooms, each with its own private bathroom—ideal for individual privacy. The second cabin offers a 2-bedroom, 2-bath layout with a shared sitting area between the rooms, providing a comfortable and functional space for families or small groups. Foreman’s Quarters Adjoining the 4E Compound is a 14+/- acre site designated for the foreman, featuring a mobile home, water well, septic system, and a barn. 3 Creek Ranch posses exceptional water resources, with four creeks running through the property totaling roughly 6.5-miles, all fed by numerous natural springs. At the ranch headquarters, a large low water crossing dam on Mill Creek has created an expansive lake ideal for fishing, swimming, and water sports. The property also features eight water wells and several stock tanks that support both livestock and recreational fishing. Multiple stock tanks across the ranch are equipped with the infrastructure to be supplemented by nearby water wells, ensuring reliable water availability during dry periods. Municipal water is also available to be tapped via a 9.7 acre lot located within the Spring Creek Subdivision on the southeast portion of the ranch and is currently in the Georgetown Water’s Certificate of Convenience and Necessity (CCN).  The property is located in the Northeast Burnet County Aquifer Management Zone Central Texas Groundwater Conservation District.   

Electricity is available throughout much of the ranch. There are no pipelines, transmission lines or access easements.
