Topography: The property has a slight roll with creek bottoms on the southwest side and northeast side. There is about 25 +/- acres in the 100 year flood plain along the southwest creek. The pond is located on the edge of the flood zone and would be an ideal place for a waterfowl wetland unit or pond expansion. There is about 11 +/- acres in the 100 flood zone along the northeast creek.
Wildlife: There are quite a few dove in the area, with minimal management the property has potential for good dove hunting. The owner said that he has seen good deer activity along the creek on the south side. The creek system leads into the Attwater Prairie Chicken National Wildlife Refuge which is about 5 miles east of the property.
Improvements: Fencing on the property is in great condition, it is about 7 years old and well maintained. There are two storage barns +/- 2600sq. Ft. and +/- 1100 Sq. Ft which could be used for equipment or hay storage.
Water: The pond was cleaned out and dug deeper during the drought last year. The pond could be expanded with ease, the area has a good clay base around 10-15 ft. There is an old windmill water well on the property, it currently does not work. Depth unknown but the average water well is 80-120 feet in the area. The property fronts 1,250 ft on Church creek and 3,900 ft on Coushatta creek.
Electricity: Electricity is available on the property.
Minerals: None, there is not any production on the ranch at this time.
