Location: The ranch is located about 10 minutes west of Sealy and 1 hour west of Houston.
Habitat: The Kabell Ranch is a classic Austin County ranch with rolling terrain and sandy loam soil surrounded by other large ranches. All of the ranch is primarily open pastures with improved grasses and good soils. Trees include a mix of oaks and cedar. Creek runs through the back of property.
Wildlife: The ranch offers some deer and dove. This ranch would make a terrific hunting property with some further development. The pond offers fishing.
The ranch has a good working water well, cattle barn, and working pens. Perimeter fences are older but in working condition. Interior cross fences are good condition.
Water: The property has one water well. A creek crosses the property. The ranch also offers a pond.
Electricity: Electricity is found on the ranch.
Minerals: No minerals convey with the ranch.
