Improvements: The ranch is completely high fenced and crossed fenced with 100% galvanized materials. The ranch has a set of galvanized pipe cattle working pens. Several protein feeders and pens will also convey. All-weather roads allow access though the ranch in any type of weather.
Habitat: The ranch lies in the Post Oak Savanna. Large Post Oaks scatter the ranch with mottes of yaupon and live oaks. There are also sandstone outcroppings at various places on the ranch. The ranch consists of 70% woods, 30% highly improved Tifton 85 bermudagrass that provides a nice combination of wildlife/cattle ranch.
Wildlife: The current owners have intensely managed the 100% native deer herd to consistently produce deer over 170 SCI. The biggest to date being 190 SCI. No trophies have been harvested in 12 years. Only manage deer and does taken by young hunters.
Water: The ranch has over 1600’ of Millican Creek running through the north portion of the ranch. The creek holds water all year long. There are 3 other small water tanks. One includes a tree flowing artesian well. There is roughly 100’ elevation change throughout the ranch, which is rare for this part of Texas.
Electricity: Available along the front entrance to the ranch.
