Grey Duck Ranch - Liberty County, Liberty, TX

 

The Grey Duck Ranch is a wonderful hunting property located less than an hour from Houston that is loaded with deer, ducks, hogs and doves. Approximately 850 acres of this ranch is leveed and can be flooded for ducks in 12 separate wetland units. The remaining acreage of the property is a mix of open prairies and thick wooded tracts. Very private turnkey hunting ranch with nice lodge and large barn.

Location: Property is located on FM 2830 approximately 5 miles northeast of Liberty, Texas. The ranch is less than 50 miles from Houston.

Topography: The ranch is generally flat and includes 12 wetland units along with a mix of open prairie and wooded lands. There are good roads around all of the wetlands that are very well maintained. The wetland units can hold approximately 850 acres of water if all filled. There is one solid tract of hardwoods on 255 acres along with mixed hardwoods along open prairie areas throughout the ranch. The front of the ranch includes a well groomed hay field and the lodge and barn are set back from the frontage to afford privacy.

Wildlife: Excellent waterfowl hunting is found on this ranch, and the area is well known as a historic duck hunting area in general. In addition to the duck hunting, the ranch is teeming with whitetail deer and of course hogs. The open tracts are good areas for dove hunting. The property get numerous gator tags each year and the gator hunting is excellent. Several of the wetland units that are not in the WRP could also be turned into excellent fishing lakes should one wish to.

Improvements: The property includes a 3 bedroom lodge with full kitchen, dining room and den. Each room can sleep three with a queen and set of bunk-beds and each room has a full bathroom. There is a very large enclosed barn with concrete floor that can be locked up for storing equipment. There is also a skeet tower located near the lodge. Some equipment such as tractor/mules/ and other misc. equipment may be purchased with the sale of the ranch.

Each wetland unit is built with drainage boards to manage the water depth of each unit individually. The road frontage and the north boundary is well fenced.

Water: At the current time the wetland units are dependent upon rain to hold water in the units. Most units do have ditches that would allow for water to be transferred should a good water well be drilled on the location (this area has excellent groundwater and historically has had irrigation wells). The lodge and barn is serviced by County water distribution system.

Electricity: Electric lines run from the county road to the lodge. It is also found along the entire County Road fronting the property.

Price: $2,601,000 or $1,800/acre.

Other: Approximately 750 acres of this property has been restored to East Texas Marsh wetland units by the WRP program and is currently in the WRP program as an easement in perpetuity. The current owners also earn income from the property leasing some fields for hay production, and they also sell alligator eggs from nests each spring.
