The Lavaca River flyway brings down a tremendous number of ducks and geese in the fall and this general vicinity is being created into a premier duck hunting area with many projects in existence on neighbors and several new ones being built on neighboring ranches.

Parts of the property are thick brush with large live oaks, water oaks and hackberries. There are great numbers of deer with plenty of hogs and turkey.

All of the water canals and levees from previous rice farming activities still exist and could be easily restored into an excellent rice farm with the addition of an irrigation well. The ground water in the area is excellent and shallow with neighboring wells having capacities of approx. 2,900 gpm. The property would also make an excellent cattle ranch with approximately 45 inches of rain per year and excellent grasses already in place.

The roads are in good condition and there are two solar water wells on the property and one windmill. There is one cattle pen and the perimeter fences are in good condition and the interior fences are in fair condition. There is no acreage in the floodzone.

The property is located approximately 12 miles north of Edna off of fm 822.
