Location: Property is located on CR 210 between Danbury and Liverpool. The ranch is less than 50 miles from Houston.
Topography: This is flat prairie country that has had most of the property leveed up into ponds/wetland untis. There are 6 different ponds used for both fishing and duck hunting. There is also a field in front of the property that is currently being used as a hay field, but has been used as a dove hunting field planted in millets/milo/sunflowers in the past. Most of the trees on this place are willows, but there are large Cypress and Pine trees planted around the ponds.
Wildlife: Excellent waterfowl hunting is found on this ranch, and the area is well known as a historic duck hunting area in general. There are some deer and plenty of hogs. The field up front can be good for dove hunting. There are also some alligators and several tags could be obtained for the place. Currently the property is under Wildlife Tax Exemption.
Improvement’s: The property has good roads around the perimeter and all of the lakes. There is a small cabin with deck in the middle of the property but no electricity has been brought to it. Several nice duck blinds and the road frontage has a wooden fence.
Each wetland unit/lake is built with drains to manage the water depth of each unit individually. The entire property is fenced off.
Water: There is not a current water well on the property, but groundwater is available in this area. Water for the lakes is currently purchased from access to Brazos River canals in years when local rainfall is not sufficient for lake or duck ponds.
