Frank Tyler Ranch - Tyler County, Colmesneil, TX

The Frank Tyler Ranch is located on a secluded paved county road just north of Woodville in southern Tyler County. The ranch is a beautiful property that has been extensively improved with a great eye for small details.  Rolling terrain with a perfect mix of improved pasture, dense forests, and multiple of lakes. There is a beautiful home overlooking the largest lake, and several other homes for guests. The ranch offers fantastic hunting, fishing and other recreational pursuits, mixed with a very productive hay and cattle ranch.

Location: The property is located between Colmesneil and Woodville off of C.R. 2780.

Habitat & Topography: The ranch is approximately 50% relatively open pasture with scattered tree cover and 50% forest dominated by hardwoods with some large pines and junipers. The topography exhibits rolling hills with over 130’ of relief including several high hilltops with 360 degree views. Multiple lakes have been built throughout the ranch. The pastures are in improved grasses and underground piping is in place to provide irrigation water for hay pastures. There are multiple fenced pastures to allow for growing hay and running cattle. Huge Oaks and Pecans are dotted throughout the improved pastures. The approximately 200 acres of the ranch that is forested exhibits a very diverse variety of trees with Red Oaks, Water Oaks, Elms, Hackberry and others. Underbrush includes plenty of Dogwoods and scrub oaks. Wildlife, Hunting: The property has excellent cover for the abundant whitetail deer and has not been hunted by current owners. Hogs, dove, and varmints are abundant. The multiple lakes are great attractions to waterfowl in the winter months, and there are several areas along western boundary that would lend itself to build some excellent wetland units.

Water: The current owner has built multiple lakes on the property. The largest is a 7 acre lake which the main house overlooks. It has an extended pier with gazebo at the end for enjoying the cool breezes of the lake. It is stocked with Florida largemouth and catfish. There are two other lakes between 1.5 and 2 acres that are also stocked, one with Hybrid Striped Bass. All of the lakes have feeders and aeration systems in place. There are also several smaller tanks on the property. Water wells complimented by underground piping distributing supplemental water around the ranch to troughs and lakes. Excellent set of cattle pens and chutes. Excellent fences and cross-fences throughout. The fence along entrance County Road is of wood construction similar to wood on main home.  There are cattle guards on all interior fence crossings to avoid opening gates. Roads throughout ranch are excellent. The entry road to the main home along with several other interior roads are paved. Extensive water distribution system for irrigation and supplementation.
