Terrain: This property has a great combination of gentle topographical changes with long views of the ranch looking South from the high ground on the ranch, to a lot of creek frontage and thick hardwoods in the low country.  The entry gates, and overall fences are in great shape, and so are the wildlife food plots and wheat fields.  Most of the soils are comprised of Nahatche silty clay loam around the creek bottom with clay subsoils, and sandy loam on the top pastures.  The ranch lies in the post oak belt and is heavily wooded; with predominate species of post oak and blackjack oak.

Location: Mount Vernon Ranch is just about 110 miles from Dallas, with a drive of just under two hours.  It is also about 70 miles Southwest of Texarkana. It is located North of I-30 and Mount Vernon, and just East of Hwy 37 on CR 2220.

Minerals: Seller will convey all owned mineral rights, if any.

Taxes:  Taxes are currently based on a 1-D-1 agricultural valuation.
