Location: The ranch is located in southwestern Anderson County and is 3.5 miles north of Elkhart – a 2 hour drive from Dallas and 2.5 hours from Houston. The property can be accessed from CR 140, also described as Cronin Switch Road.
Water: There are 2 large creeks on the property. Saddler Creek and Manson Creek flow from north to south and merge on the southern end of the property. A few small tanks are also on the southern end. Walston Springs Water Coop provides water to this area with electric on most neighboring properties.
Land: The property is almost entirely wooded with a few small open areas. The topography is very appealing with over 100′ of relief in multiple areas. The western boundary is the railroad.
Wildlife: Two long wooded draws create a natural travel route for wildlife. The trails and roads offer good sight lines for hunting stand locations. The ranch holds most of the native East Texas wildlife including Whitetail deer and hogs.
