Hye Rocky Creek Ranch - Blanco County, Hye, TX

If you are seeking seclusion and accessibility in the Texas Hill country, this ranch in Blanco County could be the answer. A peaceful setting on 432 acres combined with a custom ranch-style home in central western Blanco County. The ranch is blessed with two prongs of Rocky Creek on it.

Location: The ranch is located 10 miles west of Johnson City and 20 miles east of Frederickbsurg, 2 miles south of Highway 290 just outside of the community of Hye, TX. Austin is only 50 miles to the east on Highway 290, and San Antonio is only 50 miles to the Southeast on Highway 281. If you live in one of these two cities, you can be in the Texas “Napa Valley” and rolling hill country within one hour. Immediate access to the ranch is via Rocky Creek Road, a hardtop county road intersecting Highway 290 two miles to the east of Hye, Texas, known for Garrison Brothers, the first and oldest legal whiskey distillery in Texas. You then travel two miles south on Rocky Creek Road to the entrance to the ranch. The property has 4,000 feet of frontage on Rocky Creek Road, a quiet back road that affords you seclusion and quick access to 290.

Topography: The terrain of the ranch has a gentle roll with creek bottoms displaying large stands of huge live oaks and pecan trees along Rocky Creek, and only a scattering of ash juniper trees. There is also 50-acre hay field that fronts Rocky Creek Road and Rocky Creek.

Water:   The ranch has live water that runs almost 1.3 miles on both sides of the middle fork of Rocky Creek and the east fork of Rocky Creek, both of which course through the middle of the property (see aerial map). It is not very often that a single property of this size has two major live water features with outstanding high banks and their scenic views and deep pools with clean, emerald colored waters. In addition there is a large three-acre lake in the northeast corner of the property. In addition, there are numerous locations along other wet weather creeks where additional lakes could be created by impounding.

Electricity: Provided by Pedernales Electric Cooperative.

Minerals: Seller to convey 50% of Seller’s owned minerals, if any.

Wildlife: The ranch has white-tailed deer, turkey, hogs, dove, varmints and migrating ducks; along with a large variety of songbirds.

Improvements: The ranch improvements include a main house containing 5,600 SF with 4 bedrooms, 4 ½ baths. The home was remodeled in 1990 with further updates in 1995. Another new addition in 2005 added a large office, master bedroom and bath, kids’ room and bath; plus an impressive outdoor custom pool area including a large cabana, outdoor fireplace, outdoor shower, and magnificent view over the Rocky Creek valley. There are 2 wells and an extensive rainwater collection system. In 2014, a deer proof outdoor garden was constructed with its own rainwater irrigation system. Other structures include a 2,200 SF, 3/2 foreman’s house, a 1,200 SF, 3/2 grounds caretaker modular home, and a large barn for ranch operations that also includes a tack room, full service kitchen, bedroom, bath, and sitting room. The property includes new fencing around the main house compound and barn areas.
