Location: This ranch is located less than 20 miles East of McKinney in the East central part of Collin County, and is bisected by FM 570 just North of FM 2756. The gate is 50 minutes from downtown Dallas. The Eastern part of the ranch borders the 6,500 acre Lake Lavon US Corp of Engineers property.
Improvements: The 5,500 SF main home was constructed in 2011. It is two stories, with 4 bedrooms, and 4.5 baths, a 3 car garage, gas log fireplaces, and a backup generator. A 3,000 SF log cabin with 2 bedrooms and 2 baths was built in 1990, and several metal buildings totaling roughly 50,000 SF include: a 5,000 SF stable/office with residence; a 9,000 SF storage barn (2008); a 18,000 SF equipment shed (2010); and a 18,000 SF hay barn (2008). There is also a newer “line shack” (2010) on the Northeast side of the ranch which serves as a great outpost for parties, trail rides, and entertaining.
Land: The ranch is divided on either side of FM 570: 633 acres on the West, and 120 acres on the East. It has excellent fencing and sturdy steel pipe gates. Most of the lakes on the ranch have newer drain pipes installed with a concrete finish.
Range: About 200 acres are currently in cultivation, with 100 acres planted in sudan grass and 90 acres planted in oats. The balance of the pasture is in rye and coastal bermuda. Hay production for the 2013 season yielded 1,500+ round bales with two cuttings. Carrying capacity on this ranch is approximately 200 AU.
Water: The ranch gets an average of 40 inches of rain per year and also has two newer water wells. One is on the West side of the ranch, and is operated with a diesel generator, which flows water downhill into several lakes. The main house and barns are serviced by either the house well, or the Verona WSC. The property has over 10 lakes and ponds.
