Land: The Cross Timbers ecoregion covers most of this area including this property. The wooded portions consist of mostly Post Oak and Blackjack Oak. The elevated native pasture produces some Bluestem grasses and is currently stocked at 10 acres per pair. A modest set of livestock pens border the county road. The landscape is typically rolling prairie land transitioning to timber as the topography descends over 100′ to Bird Creek. The soils are loamy, primarily class 3 and 4. Established pasture roads allow access to majority of the ranch. Verdigris Valley Electric line runs along the county road.
Location: This property is located is eastern Osage County, 3 miles southeast of Barnsdall and 3.5 miles northwest of Avant. The ranch is access of county road 2355. A 40 mile drive from Tulsa and just over 2 hrs from Oklahoma City.
Water: Bird Creek is live-water and cuts through the northwestern portion of the ranch for approximately 1/4 mile with access to water livestock and recreation. There is also one good pond and rural water available on the county road, RWD # 15. A few other locations have significant run off for future tank options.
Wildlife: This area has produced great whitetail, turkey, and predator hunting in the past. A large portion of Oklahoma’s game fish and many others can be pursued in Bird Creek. There are lots of elevated ridges across this place that would be perfect for hunting blinds or tower stands. The property has large Oak flats with some more mature Post Oaks for many bow stand options.
Taxes: The 2021 taxes are estimated at $175.
Minerals: Surface sale only. There are 2 semi-active production wells in the southeast 40 acres.
