Double D Ranch - Jefferson and Stephens Counties County, Waurika, OK

The Double D is a premier cattle and quail hunting ranch in the rolling hills of South Central Oklahoma. It boasts two creek systems that intersect on the property, with good, productive bottomland, and over 60 ponds that provide plenty of water. 20 cross-fenced pastures are covered mostly with native grasses, with 10% in cultivation and wheat, and the roads are in good condition to navigate the ranch. The Double D near Waurika is about 130 miles from either Oklahoma City or Fort Worth, and has 3 homes on the property. Great ranches of this size do not often trade in this desirable area. Location: North of Waurika, and East of Hwy 81 between Comanche and Loco. The Ranch is bordered by county roads N2940, N 2980, E1910, E1880, which provide good quick access to all sides of the ranch.

Water: Willow Branch and Mountain Creek intersect on the Double D. This ranch is well watered with over 60 ponds throughout the ranch. The largest of these are larger lakes at 24, 20 and 5 acres. There are 3 water wells on the property with newer solar pumps that produce approximately 30 gpm. Jefferson County Water provides service to the houses and barns. The ranch gets an average of about 30” of rainfall per year.

Wildlife: The plum thickets and bunch grasses make ideal quail habitat, and the ranch is covered in mostly native grasses, with plains bluestem and clover, and oak motts and greenbrier in the more wooded areas. The two large creek systems are heavily wooded and hold a lot of wildlife. There are plenty of turkeys and hogs, and large deer over 180” and 200 pounds are common. A few dove fields are also in cultivation, and the large number of ponds attracts a lot of wintering waterfowl.

Taxes: The ranch is taxed with an agricultural valuation. Taxes are approximately $12,000 annually.
