Double S Ranch Headquarters

1,680 Acres    ·    Texas County, Guymon, OK    ·    $1,260,000 (Asking Price) - SOLD
The Double S Ranch has been in the same family for 110 years.  This historical and productive short grass ranch is in the south central part of the Oklahoma panhandle, with a headquarters tucked away on the leeward side of a beautiful bluff overlooking it all.  The Double S has been producing quality black angus cows for over 20 years, and served as home to a variety of healthy wildlife species.  It has the rolling vistas and expansive terrain expected in this high plains area of western Oklahoma, with the addition of dynamic topography and diverse habitat from the Sand Creek dry creek system.

Land:  In addition to the 1,680 deeded acres, the ranch currently also leases an additional 1,430+/- acres from neighboring ranches and also the state.  See highlighted areas shown on the map.  All parcels (deeded and leased) are adjacent.  The property is generally rolling hills with dynamic drainage breaks with cottonwood, hackberry, elm and willow trees.  Typical cover for this high plains region of the great plains include various native grasses, gramma and some bluestem.  The current carrying capacity is approximately 75 pairs.

Water:  The Double S Headquarters has 1 operating windmill, 1 submersible pump in the pasture, and 2 submersible pumps at the headquarters.   Water well depths in the area range from 20′-120′ and they flow at approximately 2-5 gpm.  The ranch receives an average of 16-18″ of rainfall annually.

Location:   The ranch is located between Dalhart, Texas and Guymon, Oklahoma and just north of the state line across from Stratford.  It is west of FM 95 in the southwest part of Texas County, which is bounded on the north and south by Kansas and Texas.

Wildlife:  Wildlife on the ranch is abundant, with bob white quail across the ranch, some pronghorn antelope, and whitetail deer that find sanctuary in the intermittent creek system breaks and cottonwood areas.

Improvements:  The headquarters on the main ranch include an older brick home centered around an original dugout which is the home’s current basement, 1 workshop in excellent condition, 1 new barn, and a good set of pens.  The bulk of supplemental feed is stored in an on-site silage pit.  The pens, fences and cross fences are in fair condition.

Minerals:  A portion of the mineral estate sale is available with an acceptable contract.  Please ask broker for details.  There is very little current production.

NOTE: 3,040 additional, deeded acres are also available for sale, and this ground is adjacent or nearby to this headquarters offering.  An additional 1,040 leased acres are also contiguous to this additional available acreage.  Contact Broker for more details.
