Zahn Lake Ranch

1,167.25 Acres    ·    Haskell County, Haskell, TX    ·    $2,276,137.50

Zahn Lake Ranch is a 1167.25-acre waterfowl hunter’s paradise. With not one but 2 large playa lakes set in the middle of farm country provide exceptional wintering waterfowl habitat. The ranch was purchased by the current owner in the 1990s. With a passion for waterfowl hunting the current owner set out to restore the property back to the original playa lake wetlands that are home to thousands of wintering migratory waterfowl. The restoration of Zahn Lake and Johnson Lake was done using the Wetland Reserve Program. These wetlands make way to exceptional duck and goose hunting. Along with exceptional waterfowl hunting, there is a healthy amount of wooded cover that produces great deer. Dove hunting is outstanding as well with a 50-acre sunflower field attracting birds from all the surrounding farm country. Zahn Lake Ranch has been meticulously managed to provide many habitat types for an abundance of wildlife species.

Land and Habitat: Zahn Lake Ranch has a diverse range of habitat types for multiple species of wildlife. The 2 large playas are the centerpiece of the ranch producing hundreds of acres of prime wetland habitat for wintering waterfowl along with other wetland-dependent birds. The rest of the ranch is a great combination of thick cover and open grassland with good edge effects that are essential for great deer and quail habitat.  There are 85 acres of cultivation used for wheat in the fall for forage and attractant for wintering geese and whitetails. In the summer one of the 50-acre fields is planted in native sunflower for a fall dove attractant.

Improvements: An old feed barn has been restored into a very unique rustic five-bedroom lodge that is set up to sleep 20 along with a large entertaining area perfect to pass the time between hunts. With these improvements in place, there are income opportunities available right away through leasing or outfitting.

Wildlife: Both Lake Zahn and Johnson Lake attract thousands of wintering geese and ducks provide outstanding winter waterfowl hunting. Along with the lakes there are 85 acres of wheat located adjacent to the lakes that furnish excellent goose hunting opportunities. The thick brush surrounding the playa lake provide great cover for whitetails that feed in the surrounding wheat fields. A 50-acre sunflower field attracts tons of dove. In and around the lakes is excellent cover for quail with a great ratio of thick brush and open grassland.
