Location: Dry Hollow Farm & Ranch is located at the end of CR 346 just a 1/2 mile north of the HEB in La Vernia, TX. The ranch is only 35 minutes from central San Antonio.
Habitat: The ranch boasts a wide variety of mature trees native to the area. With both gently sloping sand hills and riparian habitat, it makes for a very diverse property with both recreational and agricultural opportunities. The predominate trees of the ranch include pecan, hickory, willow, post oak, mesquite, cottonwood, juniper, and hackberry.
Historically, the farmland has been leased out and used for growing dry land corn, hay, winter wheat, and sorghum. The most recent harvest was completed earlier this year and the land will be left fallow for the next owners. Please see 2012 – 2016 Crop History on the last picture of the gallery.
Wildlife: Wildlife found on the ranch includes native species such as white-tailed deer, turkey, predators, and varmints plus feral hogs; all offering hunting opportunities throughout the year. Depending on the crops being planted, dove hunting opportunities may abound. Portions of the property are currently being managed to maintain and enhance quail populations.
Water: There is approximately ½ mile of wet weather Dry Hollow Creek frontage on the north-east end of the ranch. There are 2 seasonal tanks providing great watering holes for the wildlife. The condition of the water well on the property is unknown and is currently inoperable.
Electricity: Electricity is found on the ranch at the headquarters.
Minerals: The Sellers are willing to convey 25% of the Seller’s 100% owned mineral estate with an offer at asking price.
Taxes: Portions of the property are being taxed under 1D1 Ag; while other portions are being taxed under 1D1-Wildlfie Management.
Price: Asking $1,116,500 or $5,500/acre
