Oak View Ranch is a fine recreation and hunting property in southern Bryan County. This ranch has great topography coupled with convenient access and favorable proximity to city amenities. Location
This ranch is located less than 10 miles south of Durant, 5 miles south of Calera, 5 miles east of Colbert, and 15 minutes from the Choctaw Casino. The property is accessed from Treaty Road and is approximately 5 miles east of Highway 75. A 1.5 hour drive to downtown Dallas and under 1 hour to Mckinney. Tulsa and OKC are approximately 3 hours from the gate.
Topography, Rangeland & Habitat
The topography on the property is very appealing. Multiple wooded draws tracing the 3 seasonal creeks, naturally separate the native hilltop areas. There are primarily oak trees along the creeks and in the draws. The native pasture portions include Bluestem and Indian grass with some scattered Cedar and Hedge. Several portions of the ranch experience over 70′ of elevation change. The topography near the frontage is slightly sloping and provides the best options for home, cabin, or other improvements. Interior roads and trails with enjoyable terrain for horseback riding, hiking, exploring, and all UTVs. There is a new entryway and new fencing along the road.
Wildlife
White-tailed deer and turkey have healthy numbers in this area. The shape of this ranch provides a diverse wildlife habitat with many hunting options including areas that are 1 mile from any road or residence. There are a few bottomland open areas ideal for foodplots and oak ridges that transition to hilltop sections of tall native grass and cedars for cover. Additionally the place has not been stocked for grazing in some time.
Water
The ranch has 3 seasonal creeks and 3 ponds positioned to provide water throughout the property. Improvements in this area, including the neighbors, are serviced by water wells. Lake Texoma is 10 miles west of this property and offers many recreational opportunities.
