The Packwood Ranch is an excellent dual-purpose property just East of Waco.  It is productive, well-maintained, peaceful and quiet, and comes with a home and a foreman’s house.  The highlights include well-watered and cross-fenced pastures with good working pens, incredible wildlife opportunities with over 2 miles of frontage on Packwood Creek, and a mineral estate.

Water:  The ranch has over two miles of Packwood Creek, over 7 small ponds, and two lakes, the largest being 1 to 2 acres in size.  Average annual rainfall for this ranch is about 35″.  The houses and barns are serviced by community water.

Capacity: This ranch has historically been able to carry approximately 100 AU during normal conditions.  The hay field will produce 65-85 bales a year with fertilizer.

Improvements:  The main home was built in 2001 and has 4 bedrooms and 3 baths and 2,160 s.f.  It has a brick exterior and is in great condition.  The 1995 mobile home has about 1,200 s.f.  Two barns are also in excellent condition and their sizes are 40′ x 60′, and 40′ x 160′.  Other features of the ranch include two sets of working pens in great condition, and a winding road with caliche gravel and entry gate.

Wildlife: This ranch has excellent wildlife habitat, especially in the lower areas along Packwood Creek.  Turkeys roost in the creek bottoms and there are plenty of deer as well.

Location:  The ranch is located just off of Highway 31, only 15 miles Northeast of Waco, or about 30 miles Southeast of Hillsboro. (A county road does not bisect this ranch.  It has 1/2 mile of frontage on CR 3272 on the East side.  CR 3273 is a misnomer on government maps, as that line is an abandoned railway and the land is deeded to the current ranch owner.)

Minerals:  Minerals are available with an acceptable contract.  There is not any current production.

Taxes:  The ranch is assessed with an agricultural valuation, with taxes of approximately $4,850 per year.

The ranch is in Mt. Calm ISD

This is a historical area.  The settlement of Mount Calm in extreme south central Hill County occurred one mile south of the town’s present site in the early 1850s, when an estimated fifty families moved to the area, attracted by the rich soils of the Blackland Prairie.  A general store and a post office opened in 1858, and in 1881 the Texas and St. Louis Railway Company extended its line from Athens to Waco and passed within a mile of Mount Calm. By the following year all of the businesses and most of the residents had moved north to be beside the tracks, and the rest is history.
