Location:      Approximately 45 miles south of the Sam Houston Tollway & Highway 288 interchange to the gate, the ranch is on FM 524 north of Old Ocean, outside of West Columbia.  

Habitat:          The main pasture on this ranch is +475 acres are covered in bluestem (believed to be gordo).  An additional +135 acres is utilized as hay meadows, and is part bluestem and part improved Bermudagrass.  The balance of the pastures are a mix of native grasses and bluestem.    

An area of approximately 10-12 acres is covered with dense woods and underbrush.

Per USDA data, soils are nearly entirely Lake Charles & Pledger Clays (prime farmland classification). 

The topography is generally flat, sloping gently towards a drainage associated with the Dance and Little Linneville Bayous  that crosses the ranch’s southwestern third.  Per FEMA data, the ranch is located within the 100 year flood plain.

Livestock:     The ranch has only been lightly stocked by a neighboring rancher over the last few years (estimated at 40-50 head).  The hay meadows have been maintained and bailed.

Recreation:  The highest potential for game on this ranch is for waterfowl and fishing.  This property was once part of a commercial fish farm.  There are adjacent +1.8 and +2.5 acre ponds on the north end, with a 6” well for water supply.  These ponds would make great catfish and bass fishing ponds if stocked and kept full.  Located with these ponds is a former processing building and office that would make a very nice lodge.

Waterfowling opportunities are located in two small stock tanks that are located further into the ranch along the bayou, and a separate +20 acre impoundment that was once part of the fish farm operation.  This impoundment does not have its own water supply, but with the high levels of rainfall this area receives, will hold shallow water and if managed, could make a great duck feeding and roosting area.

One neighboring property has approximately 200 acres devoted to ponds, providing key habitat density to hold birds. 

The south portion of the ranch is neighbored by dense woods, providing opportunities for deer, hogs, and other varmints.

Improvements: A +6,000 SF air conditioned metal building, with an attached +1,500 SF, 2:2 living area with kitchen are ready to be converted into a first class lodge and party barn.  Attached to this building is an outside concrete covered area of approximately 3,500 SF.  These improvements and the two associated ponds are enclosed by fence, and are a short distance into the ranch off FM 524, providing plenty of privacy.

Perimeter fencing is predominantly wire-net & barbed wire, in good to very good condition.  There are areas of 4 and 5-wire fencing, ranging from very good to fair condition.  There is a small section of the hay meadow that is currently only fenced with a hot wire.

A +2,400 SF Quonset barn is located on the ranch, and is suitable for equipment storage.

Minerals:  Surface only is included in the offering price.   There are no leases and no production on the ranch.

Conservation

Easement:      There is a small area (+1.083 acres) of prairie along the southwest fence line that is under a conservation easement.  This area is enclosed by fence, but can be utilized for hunting and grazing.
