Boyt Farm - Chambers County, Winnie, TX

Located in the heart of Texas’s upper coastal duck and goose hunting prairies, this farm is in prime waterfowling country.  For the last several years, noted guide and outfitter Jim West has had the exclusive hunting rights.  The combination of water and habitat management for ducks and geese along with the continued rice farming on this and surrounding properties have produced years of excellent east side hunting.   Conveniently located approximately 20 miles east of the Grand Parkway, making it to your office in Houston or Beaumont after a successful duck hunt is easily achievable.

Location

Located 2 miles north of FM 1663 on all-weather Hamilton Lateral Road, the property is midway between Hankamer and Winnie along the Chambers-Liberty County line. 

Topography, Rangeland & Habitat

Predominantly open prairie with a rice rotation, typically there are three to four areas ranging from 5 to 20 acres holding shallow flood during the migratory season, along with a few wet prairie potholes providing additional habitat and hunting opportunities.  Rice is on a two-year rotation, with approximately 100 acres planted one year, and 200 acres the next.

The farm features two areas of dense brush consisting mostly of regrowth pine, sweetgum, myrtle, and yaupon, with a handful of scattered larger hardwoods and pines.  These areas total approximately 180 acres, providing habitat for the deer, hogs, and other varmints that are common on the upper prairie.  This farm has produced some nice bucks!

Dove hunting can be very good, with several-acre food plots of milo and sunflowers planted.

The majority of the soils on this farm are clay or loamy clay.  Per USDA data, roughly 56% of the acreage consists of League Clay (classified as prime farmland by USDA).

As is common in this area, a large portion of the property is within the 100-year flood plain.  However, there are approximately 300 acres that are not in FEMA designated flood plain, including several acres near the front of the property, making that area favorable for barn or camp location.

USDA: The property is PLC payment eligible, and has 21.1 acres of rice base and 90.5 acres of soybean base.

Area History

This farm is a part of the historic Boyt Ranch, which traces its history back to when E.W. Boyt arrived here at the age of 15 from Mississippi on a cattle drive and never left. In 1904 he bought his first piece of land and continued to grow it until it reached from Devers south to the coast.
