Located 10 minutes from Fairfield, the ranch consists of 351 acres of rolling hills in a mixture of pasture and forested landscapes. Location: Fairfield Texas is located directly off Interstate 45. Exit for US HWY 84 off I-45, go through Fairfield and along Hwy 84 for 7 miles then take a left on FM 1364. The ranch is a mile down on the right with access directly off of the paved farm to market RD 1364. There is additional access to the ranch directly off of County Road 258 to the north in two places.
Wildlife: White-tailed deer, doves, squirrels, hogs and other native wildlife can be found regularly on the ranch.
Habitat: The ranch has open improved cattle pastures that blend into pasture covered with large oak trees in areas. There is a large amount of mature forest on the ranch in a mix of pine and oak along with other hardwoods. Along the northern high ridge areas, there are a couple of smaller areas of open red rock that give a mountainesque feel and create fantastic lookout locations. From these areas you can view out across the entire ranch.
Improvements: There is an older mostly run down camp on the property that has a water well and electricity ran to it. Cattle working pens and an older equipment shed are located next to the camp. The ranch is fenced and crossed fenced.
Water: There is a nice pond on the place along with two other smaller ponds. A creek runs through the length of the property that flows normally.
Electricity: Electricity runs to the property.
