Boyd Ranch - Collingsworth County, Wellington, TX

The Boyd Ranch is absolutely stunning.  It is a very rare find on the market with live water, excellent habitat and wildlife, and exceptional long views.  This ranch has been in the same family since the 1800’s, and ranches in the area of this caliber, and size, do not often come on the market.  It is no doubt that the next owner who buys it will be one lucky rancher.

Water:  The ranch boasts 2.5 miles of both sides of Wolf Creek.  This is a live water ranch, with very fishable, clear water and a healthy population of largemouth bass, perch, catfish, and carp.  There are several very deep holes along the creek, and a fisherman (or quail hunter) can walk the shorelines for endless hours.  The creek also lends itself the ability to make a few very nice lakes.  The smaller Bear Creek also funnels into Wolf Creek from the North side, and several natural springs supplement the creek and support a beautiful cottonwood valley on the East side of the ranch. Three water wells service the ranch, and the area gets an average annual rainfall of about 20-25″.

Land:  The habitat is in excellent condition, and any grazing has always been very minimal.  Good mixed grasses, thorn brush and plum thickets make for good wildlife cover, and the terrain is also dotted with Mesquites, Chinaberries and Cottonwoods.  The rolling prairies and river breaks on this ranch are typical for this area located to the east of the Texas High Plains.  Elevation ranges from about 1,890′ in the creeks to almost 2,000′ on top of the range.  Soils are mostly loamy, and well-drained.  The ranch’s sandy and loam soils support a variety of native grasses such as side oats and grama, and wheat and grain sorghums would be ideal for any future cultivated areas for food plots.

Wildlife: This ranch is sanctuary to a healthy herd of Mule Deer, Whitetails, Bobwhite and Blue quail, and Rio Grande turkeys.  It has never been leased for hunting, and has only been occasionally hunted by friends and family.  There is one deer feeder in place, so the property is a blank canvas for the next owner to create their own sporting layout.  (Collingsworth is a TPWD Mule Deer county.)

Location: The ranch is located on the eastern edge of the Texas Panhandle, just East of Lutie, between Shamrock and Wellington.  It is accessed by FM 1439, and is about 110 miles from Amarillo, 150 miles from Wichita Falls, and 180 miles from Oklahoma City.

Capacity: The ranch has historically been able to carry at least 125 cows in a drought year, and twice that in years with good rainfall.  The owner is currently running only about 100 pairs.

Minerals: 25% net minerals convey with an acceptable contract, and a surface use agreement to protect the surface and pre-select any future well locations is also possible.  There have been two dry holes, and there is not any production on the ranch.

Improvements:  Improvements include an old homestead and marginal working pens.

Utilities: There is an old power line that runs to the homestead site which can be reactivated with the local power company (Greenbelt Energy).

Taxes:  Taxes are approximately $2,600 per year, and the ranch is taxed with a 1-d-1 agricultural valuation.
