Paradox Ranch - Stephens County, Breckenridge, TX

Donahue’s Paradox Ranch is an excellent hunting ranch with fantastic terrain and frontage on the Clear Fork of the Brazos River. It has great deer hunting, turkeys along the river, and is located in a highly-desired area near Breckenridge. The key aspect to this ranch is that it has been meticulously cared for under a detailed wildlife and range management program for over 10 years.

Land: A plateau at over 1,220′ elevation encompasses a majority of the ranch, overlooking the river to the East. The land has over 130′ in elevation change, diverse and thick brush cover, and over 30 acres of cultivated ground which makes for an excellent dove hunting location. Designated parts of the land have had a prescribed burn, and others are carefully rotated pastures with light and short-term grazing with the end goal being to enhance the wildlife habitat. Sideoats gramma, little bluestem, silver bluestem, Indiangrass and other native grasses are in remarkably good condition even in the prolonged drought. There is a canyon in the north central section of the ranch that would make an excellent lake site (up to 20 acres) with a short dam. The North and Northeast boundary lines are high-fenced.

Wildlife: The ranch has 7 box blinds, 7 tripods, and 7 feeders. The deer have been protein-fed all year long. A good quail population exist especially on the east side of the ranch. CP33 quail buffers have been put in place near the river with an abundant stand of mixed native grasses. The native grass and forb seeding program along with managed disking have created diverse and hardy forage/shelter for quail and all wildlife. Ducks are also abundant on this ranch because it is so close to the river.

Water: The Paradox Ranch has over 1,500′ of frontage on the Clear Fork of the Brazos, and has 4 good stock tanks throughout. Two tanks have been dug to over 25′ deep and have stayed close to half full even in the driest times. The Canyon Tank is stocked with bass; the Turkey Passion Tank has channel cats and fathead minnows; and the Arrowhead Tank is loaded with blue cats and bluegills and sunfish for forage.

Location: The property is located just North of Breckenridge on FM 283 in the North Central part of Stephens County, just a few miles West of Possum Kingdom Lake. The ranch fronts the North side of the Clear Fork of the Brazos River.

Improvements: Ranch improvements include working pens, and a 1,900 square foot hunters cabin a few miles away in Eliasville. The house can be sold separately from the ranch.  Ask broker for details.

Minerals: The Seller does not own any minerals. There is one small oil well on the far Northwest corner, and the operator uses a back gate for entry which doesn’t disturb any hunting activity.

Equipment: Equipment included in the sale: Massey Ferguson 1085 tractor, box blade, seed drill, disc, and brush hog.

Taxes: The ranch is taxed with a wildlife valuation for “ag-exempt” status, and the taxes are approximately $1,700 per year. ($700 for the land only)
