River Bluff Ranch - Clay County, Petrolia, TX

River Bluff is a remarkable hunting ranch on the Red River.  It has a very significant amount of wildlife and transient game that calls the river bottom area home.  This offering has just under one mile of frontage on the river.  It has community water, a hunters lodge with recent renovations, and is ready to go for the season.

Land

Total deeded acreage is currently 854 acres.  There are an additional 200+/- accreted acres in the river bottom that may be added.  The high ground has long views and two intermittent creek systems fall from there, draining into the Red River.  There is a good series of roads and trails throughout the ranch for access to most areas, and the ranch is quiet and serene.  The ranch lies inside the bend of the river, with a good sandy beach, and is in an agricultural area with good seasonal crops to attract and maintain wildlife in the region.  The higher ground has open pasture on the west for food plots or cattle, and the wooded areas along the edge and hillsides have good hardwood areas with elm and cedar elm and pecans, hackberry, cottonwoods, and other varieties and wild plum thickets are in the river bottom area.

There are 2 ponds on the high ground, and the property is serviced by co-op water.  This area receives around 30″ of rainfall annually.

Improvements

A lodge with approximately 4,000 sf sits with a view of the hillside and river bottom.  There is also a mobile home and a set of working pens.
