Thousand Oaks River Ranch - Gonzales County, Gonzales, TX

The Thousand Oaks Ranch is a lovely and very private property northwest of Gonzales with frontage on the San Marcos River. The property is approximately 65% brush and forest with the remainder being rolling grasslands with scattered large oaks. The ranch is one of the most ecologically diverse properties to be found in the area with every type of hardwood you can imagine. The property also includes several creek drainages and several older homes nestled among towering Live Oaks.

Location: The ranch is located less than 4 miles from Gonzales off of FM 2091 on a short gravel county road. It is also less than 8 miles south of Buccee’s on I-10.

Habitat: Thousand Oaks ranch is a very diverse property including approximately 270 acres of heavy woods and brush along multiple drainages and creeks. The woods include old growth forest of Live Oaks, Post Oaks, multiple species of Red Oaks, huge Pecans along bottomlands, Elms, Mesquite, Hackberry, Ash, Anacua, Bodark, Persimmons, and multiple others. Simply amazing diversity.

There are also approximately 140 acres of open pasture dotted with old Live Oaks. The pasture is in improved coastal grasses for livestock and horses. These areas are divided by interior fences that are in good condition for rotating cattle and each pasture has water.

The topographical changes on the ranch are significant with the center of the ranch at over 360’ dropping down to the river approximately 100’. There are many cliffs overlooking the river bottom as well as drainages feeding down to the river.

Wildlife: The ranch has a great population of whitetail deer and turkey. The ranch has not been hunted in many years. With the excellent cover, it will be a great hunting ranch.

The diversity of the ranch attracts multiple species of birds and the dove hunting in this area can be excellent row crops nearby that attract flocks of the birds in the fall.

The San Marcos River is an excellent fishery and several of the larger ponds on the ranch are stocked with catfish and bass.

Improvements:

The ranch has a main house that is found among huge Live Oaks and Anacua trees. 4 bedroom and 4 baths, this is an older home and needs remodeling but is located in a beautiful setting with a large pond in the back yard.

There are two smaller, modest homes located near the entrance that are more recently constructed.

Multiple storage barns with concrete floors are found on the ranch as well as several larger open hay barns. There is also a small horse barn.

There is an excellent road system throughout the ranch and the perimeter, and the interior fences are in good shape.

Water: There is approximately 1,200’ of San Marcos River frontage on the west side of the river. Much of the frontage is on the high side of the river, but there are good access points in several locations.

There are two major creeks that cross the property, one of which drains into the river on the property and the other is on the opposite side of the ranch. There are also several other smaller drainages on the ranch.

5 ponds are located on the ranch, two of which are large and stocked with fish. The drainages would also be excellent for building a much larger lake should one wish to. There are no water wells on the ranch, but the Carrizo is approximately 500’ deep here and makes excellent wells on neighboring properties.

Water for the homes and ranch facilities comes from a County Water line providing consistent and reliable water for the property.

Electricity: Electricity is found on the ranch.

Minerals: Minerals rights are intact on the ranch and are negotiable. There is no production or lease currently on the property.

History: The Thousand Oaks Ranch was originally part of four leagues granted to J. M. Salinas in 1829 for his service in the Mexican and Spanish armies. The land was purchased from him in 1830 by James Hodges who would be a delegate to the 1835 convention at San Felipe declaring Texas independence. He established the Greenwood Cemetery that is just outside the entrance to the ranch. The cemetery includes many pioneers of Texas, including the burial of a veteran of the war of 1812.
