Yancey Cattle Company – Faseler Ranch - Medina County, Yancey, TX
The Yancey Cattle Company – Faseler Ranch is located in the highly sought-after southern portion of Medina County, Texas about an hour southwest of San Antonio and fifteen miles south of Hondo. This ranch has been owned and managed by the same family for multiple generations dating back to the early 1900s. The family has decided it is time to pass the torch and allow another owner to take over the stewardship and enjoyment of this beautiful piece of Texas ranchland.
Approximately 410 acres total. The Ranch is a combination of two separately owned tracts of 80 acres and 330 acres, which may be sold separately.
Topography, Rangeland & Habitat
Habitat consists of huge oak trees, bull mesquites, coastal Bermuda, and a wide variety of diverse grass and brush native to South Texas. Areas of re-growth mesquite are present but manageable and offer additional cover for wildlife. Mostly level terrain with soils that consist of sand, sandy loam and clay.
Wildlife
The ranch hosts an abundance of wildlife including white-tailed deer, turkey, dove, quail and feral hogs.
Agriculture
The ranch is currently utilized for livestock grazing in addition to recreation and hunting. At present, the 330-acre portion of the property is leased for cattle grazing and the month-to-month lease can either be extended by the new owner or terminated with notice to the tenant.
Improvements
Improvements include a nice 3 bedroom/2 bath house, Yancey Water Supply water meter, fences and paved road frontage.
Water
The ranch boasts two stock tanks that both hold water extremely well, even during the current drought conditions. These tanks/ponds provide an excellent source of supplemental water for livestock and are a huge draw for wildlife.
Minerals
It is believed that the seller of the 330-acre tract owns all or a majority of the mineral rights and the owner of the 80-acre tract owns approximately 50% of the mineral rights. All owned minerals will convey at the asking price. Mineral ownership percentages are not guaranteed by the seller.
