Location
The ranch entrance is located at the end of Atascosa CR 352 west of CR 349 between Hwy 85 and Hwy 97; with easy driving distance to both Charlotte and Pearsall.
Topography, Rangeland & Habitat
The ranch exhibits high-quality, diverse South Texas brush and habitat including massive bull mesquite, some live oaks, several good drainages and fantastic grasses throughout. The ranch has predominantly fine sandy loam soils.
Wildlife
The ranch is home to populations of native white-tailed deer, some turkey, quail, dove, hogs and other species. In addition, the ranch enjoys migratory waterfowl on the small lake along with songbirds during migration periods. This part of Atascosa and Frio Counties is known for the high quality of its deer and wildlife populations. The wildlife (deer-focused) management plan includes some year-round supplemental feeding of both corn and protein, predator control, allowing for higher quality bucks to mature (trying to harvest trophy deer in the 5.5-6.5-year-old range), setting harvest objectives to achieve desired sex ratios and keeping records. The deer herd is considered native although a couple of does were released many years in the past.
Agriculture
The grazing regimen is structured to complement the wildlife management goals by stocking only during portions of the year and as conditions warrant.
Improvements
Other than the high fenced perimeter, road system, water wells and existing utilities (including some 3 phase), the ranch is unimproved.
Water
The ranch is watered by three wells (one windmill, one solar and one electric submersible) in addition to wet weather creeks that hold water after adequate rainfall. The solar operated well supplements a pond that offers some great fishing.
